Garage construction in Southborough, MA.

Most garage quotes are one number. For Southborough homes, we walk your lot, check what the town allows and put every item in writing, then build and check that same list, so you get the garage you pictured, finished.

  1. 01Site

    We start at your house

Access, slope, ground and where the garage will sit. Before any number, Luiz walks the property with you.

  2. 02Foundation

    What it all sits on

Excavation, footings, frost walls and slab. One of the places garage quotes differ most, so you see it itemized.

  3. 03Frame

    The structure goes up

Walls, headers over the doors and, on an attached garage, the connection to the house.

  4. 04Roof

    Closed in

Roof pitch, shingles and trim matched to your house, so the garage doesn’t look added on.

  5. 05Finish

    Ready to use

Doors, siding, trim and lights. Then we walk it with you and check it against the written scope.

  6. 06Inside

    Now make it yours

Cars, storage, a workshop or a finished room. Same garage, a different scope for each.

The problem with most garage quotes

“Did the builder detail components, or only a gross proposal cost?”

A homeowner on r/massachusetts, 2024

Most garage quotes arrive as one number. Site work, foundation, electrical: you can’t see what’s in it, so you can’t compare it.

And what isn’t written down, nobody has to deliver. That’s how a fair-looking price turns into extras halfway through, or a job that stalls. You shouldn’t have to hope your own house gets finished.

Local rules

Building a garage in Southborough: what to know.

Southborough gives detached garages more room on the lot, and less room going up.

01

A smaller side and rear setback

10 ft in both the RA and RB districts for accessory buildings, compared with 25 to 50 ft for the house.

02

Height is the catch

Accessory buildings are limited to 17 ft and one story. A full second level usually needs zoning relief, so a loft design needs planning early.

03

More than three bays

A garage for more than three cars needs a special permit.

04

Wetlands

The local bylaw protects the wetland edge plus a 100 ft buffer, which can reach well into a backyard.

What we build

Attached, detached or the one you already have?

Different projects, different questions. Here’s what changes in each one.

Real LA Classic project

Connected to the house. You go from the car to the kitchen without stepping outside.

“Not sure if that would look right.”

What homeowners ask before hiring

It has to look like it was always there. We match the roof pitch, siding and trim, and plan the way into the house with the rest of the build.

What we check first

  • How it connects to the house
  • Roofline and façade
  • Structure and code at the connection
  • Living at home during the work

FAQ

Garage questions from Southborough homeowners.

Can I build a two-story garage in Southborough?

Detached accessory buildings are capped at 17 ft and one story, so a full second floor usually needs relief from the Zoning Board. We’ll tell you early if your design heads that way.

How close to the property line can a detached garage go?

10 ft from the side and rear lines in RA and RB, under the bylaw. Front setbacks are larger.

I want a 4-car garage. Is that allowed?

Garages over three cars need a special permit. It’s possible, but plan for the extra step.

My lot has wet areas. Does that matter?

Yes. Work within 100 ft of a wetland edge goes through the Conservation Commission.

Do you build garages in nearby towns too?

Yes. We also build in Framingham, Sudbury and across MetroWest.

Not answered here? Ask Luiz: 774-244-5442. Or send your project and he’ll call you.
