Garage construction in Wayland, MA.
Most garage quotes are one number. For Wayland homes, we walk your lot, check what the town allows and put every item in writing, then build and check that same list, so you get the garage you pictured, finished.
- 01Site
We start at your house
Access, slope, ground and where the garage will sit. Before any number, Luiz walks the property with you.
- 02Foundation
What it all sits on
Excavation, footings, frost walls and slab. One of the places garage quotes differ most, so you see it itemized.
- 03Frame
The structure goes up
Walls, headers over the doors and, on an attached garage, the connection to the house.
- 04Roof
Closed in
Roof pitch, shingles and trim matched to your house, so the garage doesn’t look added on.
- 05Finish
Ready to use
Doors, siding, trim and lights. Then we walk it with you and check it against the written scope.
- 06Inside
Now make it yours
Cars, storage, a workshop or a finished room. Same garage, a different scope for each.

The problem with most garage quotes
“Did the builder detail components, or only a gross proposal cost?”
A homeowner on r/massachusetts, 2024
Most garage quotes arrive as one number. Site work, foundation, electrical: you can’t see what’s in it, so you can’t compare it.
And what isn’t written down, nobody has to deliver. That’s how a fair-looking price turns into extras halfway through, or a job that stalls. You shouldn’t have to hope your own house gets finished.

Local rules
Building a garage in Wayland: what to know.
Wayland’s bylaw is specific about where on the lot a garage can go.
Detached garages go in the backyard
Under §198-703.1: at least 10 ft from any lot line, no taller than 1½ stories, and all accessory buildings together can’t cover more than 30% of the backyard.
Or beside the house
A garage, attached or detached, can sit beside the dwelling if it keeps the full side setback for the district (§198-703.2).
Front setbacks count from two places
30 ft from the lot line and 55 ft from the street centerline. The bigger one controls.
Lot coverage
20% in the residential districts. On smaller Cochituate lots, that’s often the number that sizes the garage.
Septic first
Wayland’s Health Department may need to approve before the building permit, especially to confirm the garage isn’t over the septic system.
Historic districts
Wayland Center and Bow Road.
Inside
Same garage. What will it be?

What we build
Attached, detached or the one you already have?
Different projects, different questions. Here’s what changes in each one.

Connected to the house. You go from the car to the kitchen without stepping outside.
“Not sure if that would look right.”
What homeowners ask before hiring
It has to look like it was always there. We match the roof pitch, siding and trim, and plan the way into the house with the rest of the build.
What we check first
- How it connects to the house
- Roofline and façade
- Structure and code at the connection
- Living at home during the work

A separate building on your lot for cars, tools and storage.
“Have no idea what it’ll cost.”
What homeowners ask before hiring
The cost depends on the lot as much as the garage. We look at the ground before giving a number, and show you what’s in it, line by line.
What we check first
- Placement and setbacks
- Foundation and grading
- Driveway access
- Power and utilities

Cars downstairs. Storage, a workshop or a bonus room upstairs.
“Finished space above.”
What homeowners ask before hiring
Storage and a finished room are different projects. We define what the upper level is for first, so the scope and the town rules match it.
What we check first
- What the upper level is for
- Stairs and structure
- Insulation and utilities
- Town rules on use

Add a floor, make it bigger or turn part of it into a finished room.
An existing garage can grow, but it has to be able to carry it. We check the foundation and framing you already have, then scope the new part to match the old one. We don’t take on small upgrades like doors, openers or floor coatings.
What we check first
- Existing foundation and framing
- Whether it can carry a second floor
- Matching the new part to the old
- Town rules for the change
Want living space upstairs? Tell us. Zoning and code requirements vary by town and lot, and we’ll talk through what applies to yours.
Who you work with
The person who quotes it checks it.
If you’ve read the stories about homeowners left with half-finished projects, you’re right to ask who will be there at the end. Luiz runs LA Classic with his own crew. He writes your scope, so he’s the one who answers for it, through the final walkthrough.

- He reads your projectand makes the first call himself, to hear what the garage needs to do.
- He visits your property in Wayland to see the ground, the access and the house.
- He reviews the projectand puts together a scope you can read line by line.
- He follows the buildand keeps you posted at each stage.
- He walks the finished garage with youline by line against your scope, before the job is closed.
You always know who to call, what’s next and what changed, if anything does.

FAQ
Garage questions from Wayland homeowners.
Can I build a detached garage in my front yard in Wayland?
Generally no. Detached accessory buildings go in the backyard, or beside the house with the full side setback. Anything else needs a special permit from the ZBA.
Can I put a loft over a detached garage in Wayland?
The backyard rule caps accessory buildings at 1½ stories, so a storage loft can work. A full second floor needs a different path.
How big can my garage be on a Cochituate lot?
It depends on lot size and what’s already there. The 20% lot coverage limit and the 30% backyard limit usually set the ceiling. Send us your town and a photo, and we’ll take a look.
Do I need Board of Health approval?
Often, if your home is on septic. We check where the system sits before planning the footprint.
Do you build garages in nearby towns too?
Yes. We also build in Sudbury, Natick and across MetroWest.
