Question 1

Is the quote itemized, or one total?

Accepted Answer

A single number hides what’s included. Ask for each part of the job listed: site work, foundation, framing, roof, finishes, electrical.

Question 2

What is not included?

Accepted Answer

Every good scope says what’s out, not only what’s in. Missing items become change orders later.

Question 3

What still has to be confirmed, and how will it be priced?

Accepted Answer

Some things can’t be known until the ground is open or the wall is off. Ask how those will be handled before you sign.

Question 4

Who handles permits and inspections?

Accepted Answer

The town approves permits. Ask who files them, who schedules inspections and whose name is on the application.

Question 5

Are you registered as a Home Improvement Contractor in Massachusetts?

Accepted Answer

Ask for the HIC registration number and look it up on the state website. Remodeling work on your home needs it.

Question 6

Who holds the Construction Supervisor License for this job?

Accepted Answer

Structural work needs a licensed supervisor. Ask who it is.

Question 7

Can I see a certificate of insurance?

Accepted Answer

Liability insurance protects your property if something goes wrong. Ask for the certificate, not a promise.

Question 8

Who will I talk to during the job?

Accepted Answer

Know the name and number of the person who answers for the project, and how often you’ll get updates.

Question 9

Who is on site, and who checks the work?

Accepted Answer

Ask whether it’s the contractor’s own crew, subcontractors or both, and who inspects each stage before the next one starts.

Question 10

How are changes approved?

Accepted Answer

Any change to the scope or the price should be agreed in writing before the work is done.

Question 11

What does the payment schedule look like?

Accepted Answer

Payments should follow progress. In Massachusetts, a home improvement deposit generally can’t be more than one third of the price, except for special-order materials.

Question 12

What happens at the end?

Accepted Answer

Ask for a final walkthrough against the written scope, and what happens if something isn’t right.
